Three major tourism investments are planned for Kea, Kos, and Meganisi, based on the preferential urban planning and economic framework of the past decade, with their environmental impacts made available for public consultation last week, according to ‘K’.
In Kea, 61 villas (174 beds) will be built across 4 neighborhoods, each with its own swimming pool. In Kos, a new 5-star hotel with 410 rooms (1,200 beds) will be developed, and in Meganisi, a hotel (150 beds), a helipad, and 14 tourist villas will be constructed.
The investment in Kea is being promoted through the model of a mixed-use tourist facility, combining a hotel with villas for sale or rental.
The land areas are: 172 hectares in Kea, 109 hectares in Kos, and 190 hectares in Meganisi
The study states that the operation of the facility will enhance the island’s environment. “During the operation of the project, and based on design elements (low-rise construction, preservation and enhancement of plantings, etc.), positive long-term effects on the natural environment are expected, contributing to the preservation and protection of the area’s natural environment.”
In Meganisi, a change in land use is being promoted through a special urban planning framework in the area affected by the investment. The development will be designated as a tourism and recreation zone.
Finally, in Kos, the standard legislation for hotel facilities is being followed. The initial investment proposed only 99 beds, the maximum limit for a permit to be granted, not through an environmental impact study, but with standard environmental commitments. Now, the hotel will increase by 91.75%.
