Cypriots give half of their salary to rent

Rent prices in Cyprus are increasing and in many cases the payment of 50% (and more) of an average net salary is required, says Phileleftheros.

The figures differ by area and, indicatively, in Limassol the average net salary is €2,370 and the rent for a one-bedroom apartment ranges from €1,157 to €1,340 on average.

In Nicosia the average net salary is €1,542 and rents range from €593 to €1,450, depending on the size and the area.

In Larnaca, rent is on average 3.5% higher than in Nicosia and the average monthly net salary is €1,650. The average rent for a one-bedroom apartment is €620-€800.

In 2025 Cyprus recorded a rent increase of 3.4% compared with 2024, while first in the EU is Croatia with 17.6% and second is Greece with 10%.

In Paphos the rent is on average 36.6% higher than in Nicosia. The average monthly net salary is calculated at €1,659 and the rent is from €883 to €1,000 for a one-bedroom apartment. In the city centre the average rent is calculated at €1,000 and outside the centre €883.

Overall, according to the Statistical Service of Cyprus, 36.5% of workers are paid (gross) below €1,500 and 39.7% with €1,500-€2,999.

In 2025 Cyprus recorded a rent increase of 3.4% compared with 2024, close to the European average, while first in the European Union is Croatia with 17.6% and second is Greece with 10%.
