Although Airbnb supply and demand in Greece declined in September compared with a year earlier, with available listings down 3% and booked nights down 2.7%, the average nightly rate rose by 13.9% and average revenue per available rental night increased by 16.6%, according to data analytics firm AirDNA’s latest report (European Review, September 2026).

The latter metric, known as RevPAR (revenue per available rental night), measures the performance of short-term rentals by taking demand into account.

In Greece, students camped overnight in Syntagma Square two nights ago to protest rising student housing costs and plan to do so again next Wednesday.

Across Europe, average nightly rates rose by 8.9%, while available listings increased by 0.4%, the smallest September increase since 2021.

According to in.gr, climate change is also contributing to this trend, as rising average temperatures extend the tourist season into late September. Many visitors are choosing the so-called “shoulder season,” the period between peak and off-peak travel seasons, to avoid extreme heat and crowds.

Meanwhile, higher prices for Airbnb-style accommodation are also putting upward pressure on long-term rents.
