In a large – out-of-plan – area in southern Syros (Charasonas) luxury residences with pools are being built, as only since 2020, 43 permits have been issued, while another 6 have been pre-approved.

The area attracts investors due to the view to the sea and the general natural beauty, with the new plots being turned into luxury residences with large gardens, pools and modern amenities that target mainly high-income buyers.

The investors relied on old rights of way (access to the plots through others) which had been announced that they would be abolished.

These pre-existing passages were used to secure access to the plots, although the ministry had planned their abolition, a fact that raises legal and urban-planning issues.

The Council of State has decided that “rights of way” do not provide the possibility of building, while the same had also been said by the prime minister in 2024, without however anything having been done.
