The government’s new Special Spatial Planning Framework sets restrictions for tourism investments in saturated areas and incentives for the upgrading of less developed ones, according to the draft presented by Kathimerini.

The framework is expected to be presented today (7 May) by the Ministries of Environment and Energy, with the aim of determining long-term and medium-term goals and strategic directions for the spatial structure of tourism and the safeguarding of the natural and cultural reserve of the country, as Kathimerini reports.

The categories are 5: In A (e.g. Santorini) there are many restrictions, such as the construction of hotels on plots that must be above 16 stremmas, and have up to 100 beds, in B (“developed areas”) the restrictions are fewer, while in C (“developing areas”), D (“areas of development reinforcement”) and E (“areas of high development reinforcement”) “upgrading” incentives are given.

Within the zones of Natura 2000 and the national parks, the development of tourism activities takes place only if it is harmonised with the management plans.

Restrictions are also imposed for accommodation of the AirBnB type, especially in categories A and B. Specifically, the Framework provides the possibility of imposing restrictions on short-term rentals, which are scaled depending on the tourism pressure of each area, and for this reason categories A and B gather the most. The exact determination of the restrictions, which will concern a specific percentage of the available beds, will result after a special study.

At the same time, within the zones of Natura 2000 and the national parks, the development of tourism activities takes place only if it is harmonised with the management plans.
